Kenmount-Thorburn is a real estate and planning district in St. John’s, Newfoundland and Labrador, taking its name from the two major roads that define it: Kenmount Road and Thorburn Road. Located in the city’s west end, the area has evolved from rural farmland into one of St. John’s busiest commercial and industrial corridors, while also encompassing pockets of long-established residential streets.
From Farmland to Industrial Hub
Kenmount Road begins at its intersection with Freshwater Road and Thorburn Road, just east of the Columbus Drive overpass, and originally ran through open farmland on the outskirts of the city. That changed in the 1960s, when the area between Kenmount Road and Thorburn Road was developed specifically as an industrial zone, providing warehouse and factory space for local businesses. The location was chosen in large part because land was available and the newly built Trans-Canada Highway made the area easily accessible for shipping and commerce — a decision that set the tone for decades of industrial and commercial growth in the district.
Kenmount Road has since become a major commercial artery, anchored at its eastern end by Avalon Mall, the largest shopping centre in Newfoundland and Labrador, and lined further along by car dealerships, hotels, restaurants, and other businesses. At its western end, the road connects to Topsail Road and the Trans-Canada Highway before continuing into the neighbouring town of Paradise.
